The Second Party has inspected those premises, found them fit for the permitted use, and wishes to take them on lease.

Both parties, being of full legal capacity to contract, have agreed as follows:

Clause 1: The recitals above form an integral part of this agreement and are to be read with its clauses.

Clause 2: Premises: ………………………………………………………………………………………………………………………. The Second Party has inspected the premises and accepts them in their present condition.

Clause 8: Maintenance: the Second Party shall keep the premises in good order and carry out routine minor maintenance arising from use; structural repairs and inherent defects are the First Party's responsibility.

Clause 9: Alterations: no alteration, construction or demolition may be carried out without the First Party's written consent; anything done without it shall be removed and the premises reinstated at the Second Party's cost.

Clause 10: Handover: on expiry the Second Party shall deliver the premises vacant and in the condition received, with all sums and utility bills settled to the date of handover.

Clause 11: Termination: if the Second Party fails to pay rent or breaches any clause, the First Party may serve written notice; if the breach is not remedied within the period stated, the First Party may terminate and recover possession, with damages if applicable.

Clause 12: Governing law: this agreement is governed by the law of the place of execution, and the courts of the place where the premises are located have jurisdiction over any dispute.

About Contract & Voucher Generator

Confileo's Contract & Voucher Generator tool drafts a ready-to-sign contract, voucher or declaration — lease, sale, employment, receipt voucher, IOU, trust receipt, power of attorney and more — in proper Arabic or English legal wording, and exports it as PDF or Word. It works in any browser, free to start and without signup, and a file sent to our server is deleted automatically after processing.

A written agreement earns its keep at the moment the two sides remember it differently. What settles that argument is rarely the elegance of the drafting. It is whether the document identifies both parties precisely enough to be sure who they are, states the amount and the dates without ambiguity, says what each side promised, and carries two signatures on the same page. Anything left to memory is where the dispute starts.

You choose one of twelve documents, fill in the two parties — name, capacity, ID type and number, nationality, address — and then the handful of fields that particular document needs. The clauses are composed from those fields rather than wrapped around blanks, so changing the rent rewrites the payment clause and changing the term rewrites the duration. Every clause stays editable in the A4 preview, and that preview is exactly what downloads.

Arabic legal drafting is not one register. An Egyptian document opens «إنه في يوم … الموافق …»، numbers its clauses البند, identifies people by بطاقة رقم قومي and prints Latin numerals. A Gulf document opens «الحمد لله وحده، وبعد؛»، numbers its clauses المادة, says هوية وطنية and prints Arabic-Indic numerals. Neither is more correct than the other, but the wrong one tells a reader the paper came from somewhere else, which is not the impression to give someone about to sign.

On any document that moves money, the amount appears twice: as a figure and spelled out in words. That is not decoration. A figure takes one stroke of a pen to change — a digit added in front, a zero appended, a comma moved — while the written line cannot be altered without rewriting the sentence, and the two no longer agreeing is itself the evidence. The tool writes the words for you, in the document's own language and currency.

Two of the vouchers are routinely misused. A trust receipt (إيصال أمانة) records that money or goods were handed over on trust to be returned; it is not a loan note, and writing one for a debt that was never a bailment is treated seriously in several jurisdictions. If the money is a debt, use the acknowledgement of debt. The marital movables list is the wife's itemised inventory of what she owns in the marital home, acknowledged by the husband, worth having only if every item is listed and valued.

What the tool does not do is worth stating plainly. It has no knowledge of your local law, your circumstances or the rest of your arrangement, so nothing here is legal advice; have a lawyer read anything substantial. It notarises and registers nothing — a power of attorney an official body has to accept still has to be executed before a notary, at الشهر العقاري in Egypt or كاتب العدل in the Gulf. Nothing you type is stored.

How to use Contract & Voucher Generator

  1. Pick the document: five contracts (residential lease, sale, employment, contracting, partnership) or seven vouchers and declarations (receipt voucher, acknowledgement of debt, trust receipt, acknowledgement of delivery, power of attorney, marital movables list, final release).
  2. Enter the two parties — name, capacity, ID type and number, nationality, address — then the few fields that document needs. The clauses are composed from what you type, and amounts are spelled out in words automatically in any of six currencies.
  3. Set the language, the Egyptian or Gulf register, Hijri or Gregorian dates, the page design and the number of copies; edit any clause in the live A4 preview, then download PDF or Word, or print it to sign.

Contract & Voucher Generator — Frequently asked questions

Is the contract generator free?

Choosing a document, filling it in, editing the clauses and previewing it cost nothing, with no account. The download is one document: 50 credits, which the monthly free credits cover (50 as a guest, 300 with an account). Without a plan that is one document a month; a 48-hour pass or a plan lifts that limit. There is no watermark. What you download is the finished document, identical to the preview you were looking at.

Which contracts and vouchers can it write?

Twelve, in two families. Contracts: residential lease, sale of a vehicle or goods, employment, works and contracting, and partnership. Vouchers and declarations: receipt voucher, acknowledgement of debt, trust receipt, acknowledgement of delivery, special power of attorney, marital movables list, and final settlement and release. Every one of them can be written in Arabic or in English.

Can I change the wording of the clauses?

Yes, all of it. Most of the editing is done by filling the form, because the clauses are composed from your answers — change the rent and the payment clause rewrites itself. Edit a clause by hand and it stops regenerating and keeps your wording, and you can add clauses of your own. A regenerate button restores the composed text if you want to start again.

What is the difference between the Egyptian and Gulf wording?

The Arabic documents are drafted in one of two registers, and the difference runs through the whole document rather than a word or two. The Egyptian register opens «إنه في يوم … الموافق …»، numbers its clauses البند, writes identity as بطاقة رقم قومي and prints Latin numerals. The Gulf register opens «الحمد لله وحده، وبعد؛»، numbers its clauses المادة, writes هوية وطنية and prints Arabic-Indic numerals. Choose the one your reader expects.

Is this legal advice?

No. The tool composes a well-formed document from what you type; it does not know your local law, your circumstances, or anything else the two of you agreed. It also registers and notarises nothing — a power of attorney that an official body has to accept still has to be executed before a notary. Where real money, property or a long term is at stake, have a lawyer read the draft before anyone signs it.

Can I download it as Word as well as PDF?

Yes. Take the PDF to print and sign, or the Word (.doc) file if the document still has to be edited somewhere else, or print straight from the page. The Arabic in the PDF is real embedded text rather than a picture, so it can be copied, searched and read by an archiving system.

Is a handwritten or unregistered contract valid?

In most civil-law systems, Egypt and the Gulf states among them, an agreement between two private parties binds them once both have signed it, whether it was handwritten, typed or printed from a website. Registration and notarisation are required for particular acts — transferring title to land, a power of attorney an official body must act on — and what they change is what the paper proves, not whether the agreement exists. Check what your own transaction requires before relying on a private document.

Do I need a lawyer?

For a receipt voucher, an acknowledgement of delivery or a short trust receipt, usually not: those record a fact rather than create obligations that run for years. For a partnership, a contracting agreement, a long lease or anything involving property or serious money, have a lawyer read the draft before it is signed. An hour of review costs a fraction of the dispute it prevents, and this tool exists to make that hour cheaper, not to remove it.

Does a power of attorney have to be notarised?

If an official body has to act on it, yes. Land registries, banks, courts, embassies and government offices will generally not accept a power of attorney that was not executed before a notary — الشهر العقاري in Egypt, كاتب العدل in Saudi Arabia and the Gulf — and the document printed here says so on its own face. Use it to settle the scope and the wording in advance, then take it, and your identification, to the notary.

What if the other party will not sign?

Then you have a draft, not an agreement, and on its own it proves nothing. Two things help in practice. Do not hand over money or goods before the signature; if you already have, write a receipt voucher or a trust receipt for what was handed over and get that signed. And use the witness block — a document signed by both parties in front of two named witnesses is far harder to disown later than one signed alone.

How many copies should we sign?

One original for each party as a minimum, plus one for anyone else who has to act on it — a guarantor, an employer, an agency. Every copy is signed by hand: a photocopy of a signature is not an original, and the party holding only a photocopy is the party who struggles when the document is questioned. Set the number in the form and the closing line states it inside the document.

Which ID number should I put on the contract?

The one on the card the other party can actually show you, copied digit by digit from the card rather than from memory. National ID for citizens, residency number for residents, passport for visitors, commercial register number when the party is a company — and where it is a company, name the person signing and the capacity that lets them sign. The point of the ID line is that a party can still be identified years later, so a single wrong digit defeats it.

Is this tool really free?

You can try it free: 50 credits without an account and 300 with a free account, renewed on the 1st of every month. Every tool uses credits — file tools 3 per file and the heavy ones 12. No watermark, no credit card. Beyond the monthly credits, Pro gives open use with no credits to count, or you can buy a credit pack.

Do I need to create an account?

No. You can use the tool straight away without signing up or logging in.

Are my files safe and private?

Yes. A file sent to our servers travels over an encrypted HTTPS connection and is deleted automatically after processing; tools that work in your browser never upload it. We don't open, read or sell your files.

Does it work on my phone?

Yes. The tool runs in any modern browser, so it works the same on desktop, tablet and mobile with nothing to install.
